Mixed-Use Service Charge Asset Management
MIXED-USE
Independent oversight of managing agent performance, service charge management and compliance, ensuring long-term asset value is protected across mixed-use estates.
How mixed-use estates are asset managed
THE PROPOSITION
Mixed-use assets are becoming increasingly complex to manage. Ground rent reform has altered the long-term income profile of retained freeholds, while regulatory requirements and service charge scrutiny have increased significantly.
Freeholders retain responsibility for the performance, compliance and cost management of mixed-use estates, but are typically removed from day-to-day operations.
Managing agents oversee delivery, service charge structures and resident-facing services, creating a natural separation between ownership and operations.
Introducing a structured layer of independent oversight provides clarity, consistency and confidence that assets are being managed in line with long-term objectives.

OUR ROLE
We provide structured oversight across the key areas that define the performance and stability of mixed-use estates.
This includes the governance of managing agents, oversight of service charge structures, and monitoring of compliance with leasehold and regulatory obligations.
We work across the full operational lifecycle - reviewing budgets, challenging cost assumptions, assessing performance and ensuring that long-term planning, including reserve funds and major works, is aligned with the requirements of the estate.
Our focus is on maintaining control of performance, cost and risk - ensuring that mixed-use assets are managed consistently and in line with long-term ownership objectives.
