We are proud to support a wide range of UK Later Living operators and investors with specialist services developed over the past seven years. Our team uses extensive property management experience to create strategic plans for new developments and address challenges in existing ones, while maintaining affordability for residents.

Over the past 18 months, we’ve conducted more than 450 resident consultations, helping clients refine their business strategies and gain valuable insights into resident needs across the sector.

OUR PROCESS

Step by step

  • We can provide market research reports for each identified location. The reports will encompass both the rental and the sales retirement living market to fully explore competition within the local market. We can provide competitor analysis; outlining the different cost service offers; cost recovery structures and tenure options available to potential customers in the area.

  • SAY have worked with several Later Living operators at the beginning of their journeys; helping to create best-in-class operational strategies, designed to deliver their vision. We pride ourselves on using our detailed understanding of the sector, and our extensive operational experience to create strategies which will deliver for both investors and residents.

  • We provide detailed cost models for service charge and management fees; and gross to net and operational budgets for rental stock. We use financial models to inform design and service delivery decisions, and help clients to create cost recovery models which suit their vision; balancing occupational costs with deferred fees to maximise the ability to deliver services at an affordable level to residents.

  • We provide detailed design for management input, working with design and engineering teams to maximise the operational efficiency of your developments; ensure compliance and maximise resident experience.

  • We provide advice on the best use of front and back of house space to enhance the occupiers’ experience and increase operational efficiency.

    We also input into decisions on delivery of F&B to residents and the utilisation of staff to increase cost efficiency.

  • SAY have extensive experience of mobilising new schemes for management handover. We can project manage the whole process from 12-18 months from completion, or work to create a detailed strategy to hand over to your own internal mobilisation teams.

  • Working with our clients cost consultants, we have built lifecycle cost models which can feed into service charge and operational budgets, and help inform decisions around Deferred Management Fee structures.

  • SAY have developed a unique suite of services to help our later living clients manage change within their operational portfolios. This may include varying the terms of residential leases; or cost recovery structures, to ensure the long-term viability of the portfolio. SAY can project manage these processes, and provide independent third party consultation services to your residents.

  • SAY provide a specific Asset Management service to our clients. We work with operators to ensure that all aspects of their service is being delivered in line with the expectations of your residents. SAY have also offered secondment services to their clients to manage and assist with estate management and can complete Estate Management overhauls of your processes and procedures.
