The successful candidate will utilise their experience in the property industry to provide advice to SAY’s extensive client base. The role offers the opportunity for the successful candidate to expand their knowledge base, and provide advice across several sectors, including build to rent, later living, co-living, build for sale and mixed-use estates. The property consultant is expected to be an organised individual, with a background in the property management industry and Build to Rent.

 Expected Skills

The Property Consultant is expected to have the following key skills:

  • Experience in mobilising Build to Rent developments
  • Experience in development & implementation of property software
  • Highly organised
  • Detail-driven
  • A strong interest in the built environment
  • Exceptional communication skills
  • Ability to work under pressure and meet the targeted deadlines
  • High level of accuracy and attention to detail to maintain high standards

 

Responsibilities and Duties

This varied role will provide opportunities to work across several specialisms, advising clients at every stage throughout the development process. Key duties will include (but are not limited to):

  1. Development Consultancy and Mobilisation Management
  • Reviewing development plans and providing design input to increase operational efficiencies
  • Legal advice in respect of operational set-up, including reviewing draft leases and legal structures
  • Running management tenders
  • Providing project management services over the management mobilisation period in the lead-up to practical completion
  1. Service Charge Advice:
  • Drafting and reviewing service charge budgets
  • Advising on the allocation of costs across mixed-use estates
  • Reviewing leases to ensure cost recoverability
  • Advising on service charge costs vs. capital expenditure, and drafting set-up budgets
  • Carrying out forensic service charge and accounts audits
  1. Private Rented Sector/Build to Rent:
  • Developing operational management models for build to rent clients
  • Developing operational cost models, outlining costs against income
  • Writing market reports, analysing the opportunity for BtR development across sites identified by clients
  • Reviewing development plans and providing design input to increase operational efficiencies
  • Reviewing amenity plans and management strategies
  • Providing advice on the rents achievable at each identified scheme
  • Providing advice on marketing strategies including market launch
  • Developing mobilisation plans for Build to Rent schemes

 

Qualifications / Experience

The successful candidate is expected to have at least 8 years’ experience in positions relevant to this role. Ideally the candidate should have experience across both London and international property markets. SAY provides numerous opportunities to undertake training and increase knowledge across sectors. The candidate must, however, have relevant experience in operating, or overseeing the operation and management of buildings and a Business and Property degree to an undergraduate level is required.

Package

Salary will be commensurate with skills and experience. SAY offer 23 days annual leave plus bank holidays, private health insurance, a pension and flexible working hours.
